Laclede’s Landing Stages a Comeback
St. Louis, MO, July 16, 2012 – Within the last 4months, 6 businesses have decided to call Laclede’s Landing in Downtown St. Louis their home. Tattouage Body Art Studio, Allan Roberts Marketing firm, Yo-n-Go Frozen Yogurt, Grassroots Campaigns, Tif’s Ugly Mug Saloon and Abstrakt Marketing being amongst them. This influx of activity can be attributed to a recovering rental market as well as a number of planned projects for Laclede’s Landing within the next 3 years.
Ben Cherry, CCIM is a commercial real estate broker with Manor Real Estate who has contributed significantly to the addition of the new tenants, having played a role in 4 of the 5 recent lease transactions. “There is no other district within the St. Louis metropolitan area that is poised for redevelopment like Laclede’s Landing in Downtown St. Louis. If you look at the history, the location, the architecture and historically significant buildings, you can’t find this anywhere else” Cherry says. “By the end of the year, work will start on leveling the cobblestone streets and revamping the sidewalks and curb-cuts. While the streets are torn up, fiber optic cables are going to be run into each of the buildings. In 2014, work will begin on the Arch Riverfront Project which will essentially connect Laclede’s Landing to the arch grounds. All of this adds up to make Laclede’s Landing a highly desirable area.”
John Clark, President of the Laclede’s Landing, is thrilled with the amount of activity that has started to take place within the last 4 months. “Considering the redevelopment of the Arch Grounds and Museum and the new Mississippi River Bridge project, the Landing is poised to experience synergism like never before” Clark says.
Laclede’s Landing is comprised of approximately 22 buildings and is bound by I-70 to the West, the Mississippi River to the East, Martin Luther King Bridge to the North and the Eads Bridge to the South.
Of the 22 buildings, all have been renovated over the past 30 years (most were built in the late 1800’s) and offer a wide array of loft-office finishes, street-level retail spaces as well as more traditional office space. The tenant mix consists of marketing firms, technology firms, various bars and restaurants with more unique businesses such as a dueling-piano bar and a wax museum which contribute to the character of the district.
Building Owners on Laclede’s Landing have benefited from these new Tenants leasing space in their buildings. Vic Mattison, CEO of AccessUS and Habanero Consulting owns the Cast Iron Building on 2nd street. “As a Building Owner, I’m anxious to see what the next 3 or 4 years have in store for this area.”
